are houses in grove worth more than just any house?

Nah, the location does matter but unless it's actually in the end of Grove Street, it's not worth much. Even if it's one of the houses at the end of Grove Street (houses beside CJ's), it's not even worth that much. The houses that cost the most would be the ones in Richman as they are the best looking ones and most often have nice interiors.

I wouldn't say they're that special. Like Vinny said, large mansions up in Richmand are the big deal. You can make a few bucks from selling a house in Groves street to a dedicated GS member though, as they're most desperate to look cooler and more loyal, they'd probably raise the price.
